What’s being built in Marana? I watch the Town of Marana’s development pipeline the same way I watch the MLS, because what’s about to get built tells you almost as much about a neighborhood as what’s already standing. This page is where I keep a running, no-guessing look at every commercial, residential, and land-use project currently on file with the Town, pulled straight from Marana’s own public GIS database rather than a rumor, a sign on a fence, or a guess.
Last updated: September 7, 2026. As of that date, the Town’s database shows 37 projects still in the pipeline (submitted and under Town review) and 41 more that are already approved or under construction.
One fresh filing landed since my last pull of this data: Cortaro/Cam. De Oeste Annex and Rezone (Town case numbers ANX2607-001 & PCZ2607-001), submitted July 29, 2026. It’s a 54-acre annexation and Specific Plan rezone for single-family residential at 4649 W Cortaro Farms, filed by Mattamy. Annexation and rezoning is just step one of a long process, so don’t expect shovels anytime soon, but it’s worth knowing about if you’re watching that stretch near Cortaro Farms Road.
These are all still under Town review. Nothing here is approved yet, and some of these will change shape, or stall out entirely, before anything gets built. Sorted newest filing first within each category.
These have cleared the pipeline. Some are finished and open for business, some are being built out phase by phase.
If you’re watching a specific subdivision, Gladden Farms, Saguaro Bloom, Dove Mountain, Rancho Marana, these lists are the earliest public signal of what’s being built in Marana on the lots and land around it, often years before a For Sale sign goes up. If you’re relocating and weighing areas against each other, the sheer volume here, 78 tracked projects in one town, tells you Marana is still very much in growth mode. And if you’re selling, a nearby commercial project that’s actually approved (not just filed) can be a genuine talking point for buyers.
Every number above comes directly from the Town of Marana Development Services portal at portal.maranaaz.gov, specifically the live ArcGIS project layer that feeds the Town’s own interactive development map. I pull it straight from that database rather than typing up what the map shows, so this reflects exactly what’s being built in Marana as of the date above, not my own estimate or a secondhand tip. I refresh this page periodically as new filings come in, so check back for the latest.
