What the dues cover: Common area maintenance, community events, pocket parks, the dog parks, and several miles of walking trails through the community.
Fees when you buy: $400 in HOA resale fees ($382 disclosure + $18 processing). No transfer fee.
Pool: No community pool. The Town’s Marana Aquatic & Recreation Center (MARC) is less than 5 minutes away, with a recreation pool and a lap pool. Resident day passes are $6 for adults and $4 for kids, and monthly passes run $20 to $65.
Parks and play: Splash pad, dinosaur playground, ninja warrior course, ziplines, dog parks, community garden, putting green, basketball courts, soccer and baseball fields, and horseshoe pits. Trails connect to the Santa Cruz River Park (The Loop).
Schools: The neighborhood has two schools of its own, Gladden Farms Elementary and Tangerine Farms K-8, plus Marana Middle and Marana High nearby (Marana Unified). Confirm the assigned school for a specific address with MUSD.
