My take: It’s all about the people who see your home online, because that’s where buyers are making decisions. Most offers start from a strong digital first impression. From there, it’s the negotiation process that closes the gap. I focus on both: presenting your home in the best light possible, then backing it up with expert-level negotiation to get you the results you want.
7. Will you be representing only me, or the buyer too?
It’s important to understand where your agent’s focus will be and how they handle dual agency.
My take: I’ve spoken with quite a few clients and prospective clients who felt they weren’t fully represented in past transactions where one agent handled both sides, also known as dual agency or dual representation. In these situations, your agent becomes neutral and legally can’t advocate for either party. I personally do not represent both sides of a deal, if I’m representing you, I’m in your corner only. When in doubt, just say no to dual agency so another agent can step in and represent the other side.
8. Can you recommend local service providers?
