The Marana Housing Market Right Now

Last updated: September 2026, using August closings and current inventory.

This is the one page I keep current on the Marana housing market. I update it at the start of every month, and I pull the numbers out of the MLS myself rather than repeating what a portal says. Nothing here is an estimate.

A common misconception about Marana is that it is out of reach. Here is what is actually for sale.

221 Homes Under $500,000

What You Can Actually Buy Under $500,000

There are 390 homes actively for sale in Marana right now. Two hundred twenty one of them are priced under $500,000. That is 57 percent of everything available, and it includes both resale homes and brand new builder inventory.

Let me be honest about the bottom tier, because I would rather you hear it from me than find out on a Saturday. Under $300,000 there are eight listings, and one of those is a vacant parcel with no address that has been sitting for over two years. Two more are under 1,100 square feet. So the real answer at that price point is closer to five or six houses, and they move when they are priced right.

The $400,000 range is where Marana actually opens up. There are 114 homes under that number, and 48 of them are new construction. That is not a fixer-upper list. 155 Have Already Cut Their Price

Here is the part that does not show up on a listing page. Of the 390 homes for sale in Marana, 155 have already reduced their price at least once. That is 40 percent of the market. Look only at the homes under $500,000 and it is 46 percent, with an average reduction of about 4.5 percent off where they started.

Twenty nine percent of what is for sale has been on the market 90 days or longer. The median listing has been sitting 53 days.

Some of the reductions are large. These are all currently for sale in Marana:

And on the sold side, of the 93 homes that closed in Marana in August, only seven sold above their original asking price. Seven out of 93. If you have been bracing for a bidding war, that is not what is happening here right now.

$75,000 Less Than Oro Valley

Same Size House, Three Towns

Comparing median prices between towns is misleading, and I want to explain why before I show you the number. Marana sells bigger houses than Tucson does. The median home that closed in Marana in August was 2,068 square feet. In Tucson it was 1,761. So of course Tucson looks cheaper. You are comparing a three bedroom to a four bedroom.

So I did it differently. I pulled every home that sold in August between 1,800 and 2,400 square feet, in all three markets, and compared those to each other. Same size house, three different towns.

The same size house costs $75,000 less in Marana than in Oro Valley, and it is 23 years newer.

Against Tucson it goes the other direction, and I am not going to pretend otherwise. The same size house costs about $25,000 more in Marana. What that $25,000 buys you is 26 years. The Marana house was built in 2023. The Tucson house was built in 1997. Roof, air conditioner, water heater, windows, plumbing, none of it is near the end of its life in the newer house, and all of it is a real conversation in the older one.

Whether that trade is worth it depends on you. If you want established trees, a shorter drive downtown, and you are comfortable budgeting for a roof, Tucson is genuinely the better value. If you would rather not think about a major system for fifteen years, that $25,000 is one of the better deals in this region.

One caveat on that table so you know how much weight to put on it: Oro Valley only had 19 sales in that size range in August. That is a small sample. Marana had 42 and Tucson had 159, which I trust more. This is one month, not a permanent law.

How Fast Homes Are Selling

Median days on market for homes that closed in August: 49 in Marana, 38 in Oro Valley, 29 in Tucson. Marana is the slowest of the three.

The pattern behind that is consistent and it is worth understanding, whichever side of the table you are on. Homes that sold close to their original asking price sold fast and had no price reduction history. Homes that started high came down and then sat. The four biggest reductions currently on the market have been listed 214, 227, 355 and 122 days.

Marana resale homes sold for an average of 4.7 percent below their original list price in August. New construction sold for 3.4 percent below. Builders are holding their pricing a little firmer than individual sellers are.

New Build or Resale?

Marana is unusual in that new construction is not a niche here. It is half the market. Forty seven of the 93 August closings were new builds, and 149 of the 390 homes currently for sale are new construction.

Look at the price per square foot line, because that is the one that surprises people. Two hundred twenty seven dollars versus two hundred twenty six. One dollar apart. New construction in Marana is not carrying the premium buyers usually expect it to.

The $35,000 gap in median price is size and floor plan mix, not a value difference. If you have been assuming a new build is automatically out of your budget compared to a resale, the numbers do not support that here. Who Has the Leverage

The way I measure this is absorption rate, which is just how much of the available inventory sold in a month. Above 20 percent generally means sellers have the advantage. Below 15 percent means buyers do.

All three are technically seller’s markets. But Marana is the softest of the three and carries the most months of supply, which is a longer way of saying the same thing the price reductions already told you.

What This Means for You

If You Are Buying in Marana

You have more room here than you would one town over in either direction, and more inventory to choose from under $500,000 than most people assume exists. Pay attention to days on market. A house that has been sitting 90 days is a different conversation than one that listed last week, and 29 percent of what is available falls in that first group. If You Are Selling in Marana

The homes that sold quickly in August were the ones priced correctly on day one. The ones that started high are still sitting, and the ones that eventually sold after a long stretch gave up more than they would have by pricing right from the start. Four point two months of supply means there is a real audience, and it also means there is real competition. Both things are true.

What Changed Since Last Month

Comparing August to July:

  • Marana resale closings fell from 61 to 46, down about 25 percent.
  • The resale median price rose slightly, from $449,900 to $460,000.
  • Price per square foot eased from $232.50 to $227, down about 2.4 percent.
  • New construction accounted for half of all Marana closings, which is a larger share than it has been.

The short version: fewer homes traded hands, at roughly the same prices. That is what a market catching its breath looks like, and it is different from a market losing value.
